4 customers had a second mortgage on a investment property. 1 of the customers renewed the balance of the loan in his name only and the other 3 are now off the note and mortgage. Is this a renewal or refinance?

I would actually call it a purchase since the ownership of the real estate appears to have changed.

The other three are still on the Mortgage but not on the note. We did not recorde a new mortgage.

Renewal isn't a defined term in HMDA. If your new loan satisfied and replaced the old loan, it's a reportable refinance.
