If a customer is siting at your desk and you hand them the TIL disclosures how long do you have to wait until you can close the loan?

As long as you don't have to redisclose, I believe you can close the loan in 7 days.

As Brooks said, if your Early TIL is accurate and you don't have to redisclose, then you can Close the loan on the 7th Business Day after.

I have a lender who was told in a training that if the disclosures were not mailed you do not have to wait the 3 days for mailing and could close in 4 days (That the total 7 days was including mailing time) Has anyone heard anything about that??

You do not have to wait to collect a fee but you still need to wait the 7 days before you can close the loan.

Your lender was misinformed, or heard it wrong.
The initial 7 Business Days is from when the disclosures are "Delivered" = that means the day they were mailed out or given in person.
For re-disclosure there is the 3 Business Days from the day the consumer "Receives" the redisclosures. and Receives the disclosures means if they were mailed = you must wait 3 Bus Days to assume the consumer Received them & then the 3 Business Days from receipt.

Not to blow my own horn - but the Reg Z / MDIA timing calculator in the tools section could be helpful to you.
