How many community banks provide mortgage rate sheets to local realtors for your secondary mortgage loan products where you never service the loans and sell 100 percent? We are re-visiting the process that we have in place and find that mostly the bigger banks with the full fledged mortgage departments are the only ones who appear to provide this information to the realtors. I don't know that I am comfortable with this practice as I think it becomes an advertisement unless always reviewed for trigger terms but don't want to be too restrictive in the "business generating side" (you know how compliance and marketing mix so well...oil and water! ). We don't hand out our secondary market rates sheets, most of them are subject to change through out the day based on the market. Plus, it may be misleading without knowing all the adjustment that may apply. Rate sheet says 5.00 but with the market condition, LTV, cashout, CS delivery fees in the rate it may bump up to 5.25.
