We have an application for permanent financing on a building currently under construction. Site is within a superfund site. Phase I came back clean. Would you automatically require Phase II environmental assessment, or rely on Phase I.

Site is an old air force base, but the plot building will be on appears to be on fringe and not having operations. Of course, if contaminants get into water table, they can move anywhere.

Advice is appreaciated.

A Phase II investigation is normally undertaken when a Phase I determines a likelihood of site contamination.
