I believe in the power of prayer...

I'm makign an offer of my perfect house today but my max approved sales price is the minimum the seller's will even look at.

A house to me is not something material--it affects my emotions, personality, and my entire life--which is why this is so important to me.

My realtor is writing up my offer--please pray that the sellers see my offer is strong and not flakey and accept it.

Happy thoughts, luck, and good karma are also accepted wink

Prayers coming for you. Homes are very important - they are to me, anyway. It's where I go at night, where my best times are held, and where I recharge my batteries.

Thanks ladies. I made my offer the second day it was on the market, and I'm already just being held as back-up. They already have offers in for well above their high range.

I swear, any time someone says "this is the time to buy" I want to scream. It's so danged difficult!!!

I can still hope these higher bidders will flake out, but I'm still trying to search for other things...I have to smile

Hang in there Dip,

I've been there before when everyone was having bidding wars in Orange County. You have to be right on it the first day the house goes on the market, everything that's been out there for awhile is junk or way over priced. I'm sure it's the same in S.D. I swear I made offers on 5 different places before we finally 'won'. It's very emotionally frustrating and believe me, I feel for you.

Keep looking and trying, eventually you'll get the right one.

Good luck DIP. Will keep you in my prayers. We are putting our house on the market this weekend (first time seller). So, we are now looking for a new home too.

I was outbid the same day I made my offer crazy

I made another offer on a different house thsi weekend btu fear my realtor may have cost me on it. The listing agent told him if I bid x amount, the seller would be happy with it (less than the listing price) because she didn't liek the other offer she had on the table. She was supposed to get back to the other offer by 5 on saturday but said she coudl hodl off a little to see if I wanted to make an offer. Well, I called and called my agent after seeing the place on Saturday so I could have him write the offer. Didn't get a hodl of him until 9pm because he TOOK A NAP. So my offer didn't go in until yesterday... mad

OK, potentially good news! I let me mom and my realtor look at my saved listings on Friday and they called me and said I shoudl make an offer on one of them, so I did, site unseen. My offer was submitted over the asking price on Saturday. I did get to see the outside of it and peek in the windows and I love it. Well, yesterday, my agent got a call from the listing agent that they like my offer and want to present it to the bank (it's REO by Wells Fargo) and that they need a copy of a deposit check to ESCROW ASAP so they can include it in the presentation to the bank. Yay! My realtor says I have a really good chance, especially considering how quickly they responded, and on a Sunday. The property was in escrow and wnet back on the MLS On 4/28 saying "BOMK pending cancellation of current escrow."
