Can someone please direct me to information to develop audits for servicers? This would include participations, commercial and consumer loans.

Your regulator's examination handbooks may be a start. I am certain they review circumstances of loan servicing and this should be in Commercial Lending or Real Estate handbooks. If an OCC bank, your bank should have performed due dillegence in selection of the third party servicer. YOu could use this information and due positive verifications, request CPA audits of the firm, etc.
