We are going to acquire residential mortgage loans through a broker ( broker will take application, process loan, we will review package, underwrite communicate decision and fund)... are we now required to be licensed as a broker or is registration on NMLS sufficient?

Depends on what type of institution you are. Are you a Bank or some other type of lender?
