Our institution is new to HMDA so I would like to ask for a bit of guidence. We sell a few loans on the secondary market. Do we report these loans on our LAR or will the purchaser? If we report them on our LAR what code would we use? We use Fannie Mae guidelines to close the loan but we sell them to a mortgage bank. Thanks for you help.

It sounds like you underwrite the loan so then you report the loan. If the secondary market institution underwrites the loan then they report the loan. Either way, you should have a discussion with them just to get on the same page. If you sell to a mortgage bank, then the type of purchaser is a "7" regardless of what underwriting standards you use.

and if they underwrite, yet you have the ability to deny prior to submission, then you would report the denials.
