Forgive me for having a brain spasm...would a yield spread premium be considered a finance charge, even though the entire transaction takes place only between the broker and the lender? From what I am reading in Reg. Z, it doesn't clearly address the YSP.

I appreciate any help on this.

Actually, more specifically my question is this:

If a YSP is not considered a finance charge now (and I don't believe it is), will it be considered a finance charge under the new Reg. Z rules. If you haven't had a chance to read all 163 pages (LOL!) it states that we will now have to show the consumer as paying the entire YSP, even if they are not paying one penny of it. Does that make it a finance charge?
