Loan Scenario: New loan to re-work a small consumer loan and adding additional money for the purpose of tuition. The loan is secured by a 1st mtg. on rental property.

Are early disclosures required?

RESPA and TIL definitely apply, but you don't have to give a P-TIL since this isn't a RMT.
