We are registering to order MERS via the bank and not a third party. The fee is $7.00. We will disclose this fee on the HUD but there is also an annual fee. Is the annual fee just a cost of business and the correct GFE/HUD disclosure is only the $7.00 fee? What are other institutions doing?

We don't pass the $7 fee on to our borrowers at all. The logic being that it would cost us more ($12) to record an assignment. Or, you can do a MOM mortgage, you know.
