I need a little help. Flood insurance is a little new to me. We do our own flood determinations. We have a new loan application and have decided to do the loan, but it is in a flood zone, if we found this out today do we send the flood notice to the customer today with todays date and do we date our flood determation form as of today.

Yes. They have to get flood insurance prior to closing and you are required to provide them the notice at a reasonable time prior to closing.
