Is Maryland a community property state? If the husband is the one on the loan, should we require a quitclaim deed from the wife? Should the wife require to sign the rescission notice?

Maryland is an "equitable property" state. I don't understand why a quitclaim deed would be involved. If husband and wife both own the real estate, and the husband is the borrower, then the wife is a non-obligor. Although she is not obligated on the Note, the wife should execute the deed of trust and the rescission notice.
