Help! I feel like a total dunce, but I am getting myself very confused!

In looking at FRB H15 Selected Interest Rates, I see a whole lotta numbers! I *think* the correct portion to reference is the "Treasury constant maturities", right? There are "Nominal" rates for 1, 3, and 6 months; and 1, 2, 3, 5, 7, 10, 20, and 30 years. I really think these are the rates I'm looking for, but will someone please confirm?!

Also, what are the "Inflation indexed" rates in the same area? Do I need to be considering those as well... are they what I'd use for adjustable rate loans?

I can't find a clear answer anywhere and am going nuts. Thanks for your help!

Thanks Dan! So do I completely disregard the "Inflation indexed" rates (for 5, 7, 10, an 20 yrs)?

Might I please ask a question along these same lines..and mind you I'm not totally certain if I can ask this question properly as I am a quite confused crazy

Let me see if I can try it this way.

If I have a 30 year loan and the application was received 10/29/09, would I use the 30 yr Treasury Constant Maturities for 09/15/09?

If I have a 5yr ARM 20 yr loan what do I use?

If I have a 7yr ARM 15 yr loan what do I use?

I'm just trying to think of different scenerios to see if all of us here are on the right page....

1. Yes you would use the 9/15/09 rates. You use the rates as of the 15th of the month preceding the month the application was taken. If you received the application on 9/29/09 you would have used the 8/15/09 rates. If the 15th falls on a holiday, Saturday or Sunday then you use the business day immediately preceding the 15th.

2. 20 years. That is your term. If it was a 5 year balloon you would use 5 years as that is your term.

3. 15 years. Again that is your term. If it was a 7 year balloon you would use 7 years.

2. 20 yr - 4.21

3. 7 yr - 3.07
