Doc prep fee charged by Bank incorrectly disclosed in title services line on GFE; should have been placed in origination charge section. Reported the same way on HUD-1 (not included in origination charge but included on Line 1101). Loan closed more than 30 days ago.

Do we issue a revised HUD-1 with doc prep fee reflected in origination charge and refund the customer the amount of the doc prep charge?

Any assistance is greatly appreciated.

I would leave it alone and note the error, train and move on. You disclosed the fee, you just put it in the wrong line. I have a tough time telling you to cure (reimburse) for something that was disclosed, but on the wrong line.

and, LostFan...if these were docs prepared in conjunction with the title services, they actually belong in 1101.

Q: Are document preparation fees included in ―title services‖ or would they appear as separate line item charge in the borrower‘s column?
A: Document preparation fees are part of administrative or processing fees which are included in the charge in Line 1101 of the HUD-1 and may not be separately itemized.
