With all the new regs that have come out-----is there a prohibition to foreclosing on a single family homestead (state of Texas) without some type of 90 day notice, or debt relief counseling, or other type of forebearance? In the past, we were able to just start proceedings at xx days delinquent with providing the normal notices. Is there anything special now?

Foreclosure procedures are generally governed by state laws. If you are in TX you might get more responses by posting this in the TX state specific forum.

You will want to also check any investor requirements.
