We discovered a discrepancy between the flood zone showing on our flood determination (Zone A) and the zone on the insurance policy for one of our loans (Zone X). When we contacted the insurance agent, we were sent a letter saying the insurance policy qualified for the grandfathered lesser rate due to continuous insurance. The revised Flood Q&A's state that the lender must substantiate this conclusion. How do we go about doing this? I can't imagine a letter from the insurance agent is the "proof" we need to keep us out of hot water.

What FIRM map# is shown on the declaration page? It should be the original FIRM on which the rate is based (which would not be the current map).

Just so you know, we have not had a problem with that proof coming from the insurance company...

The map center has aan archive...I believe that's where you would look for older maps.

Also, the new NFIP declaration pages are suppose to say if it is a grandfathered policy.

I'm not real comfortable with the agent's knowledge of "grandfathering". He has told us that if the customer has had the policy for a one year period (with no regard to when the maps changed), he's grandfathered in to the old lower rate.

I think the agent threw this grandfather issue at us hoping we'd be satisfied and he wouldn't have to look into the zone discrepancy issue. How could I be so skeptical of an insurance agent? whistle

His interpretation doesn't sound right at all...it must have continuous coverage...actually there are several rules under grandfathering that must be met depending on the circumstances.

I was going to post a link here to FEMA's grandfathering rules, but apparently they have done something to their pages and my link doesn't work right any more...I guess I'll be trying to find it now!
