I would like some opinions on this:

My senior lender has asked me if there are any issues with them pulling floods earlier in the process on renewals (i.e the determination could be 45 days prior to the note date).

On the surface it seems great, the earlier the better. However, with all of the re-mapping going on, could we run into an issue where we pull the flood on 10/1/11, the flood map changes on 11/1/2011, but we close the loan on 11/15/2011.

I know I'm overthinking it...just need someone to tell me that smile

I believe that a flood determination is good for 7 years as long as the flood maps have not changed. If the bank has life of loan tracking, then you should be updated whenever the map changes. Therefore the bank may be duplicating something they already have covered.

(If it is in a special flood hazard area, the customer would be required to receive another notice.)
