Title company provides discount on Lender's policy if borrower purchases Owner's policy. Since we don't know if discount will be applied, undiscounted cost of Lender's title and Owner's title basic are disclosed on GFE. Disclosing correctly? Didn't find anything in RESPA FAQ or the reg. Did I just miss it?

You would definately want to disclose the undiscounted amount. Better to over disclose costs than underdisclose.

Think of it as what fees would anyone walking off the street pay today for this loan, worse case scenario of fees is the proper way to disclose on the GFE. When you get to closing, if the actual charges are less then all the better!!
