Can anyone tell me the effective date of Reg Z's Model H-4(F) form for Adjustable-Rate Mortgage or Step-Rate Mortgage Interest Rate and Payment Summary Model Clause?

We are doing an audit of ARMs and one of the questions on the audit form is "Does the TIL Disclosure include a payment schedule that indicates the amount, timing, and number of payments required to repay the loan?" The audit form has a revision date of 12/2010.

The H-4(F) does not clearly state the number of payments required to repay the loan. Is that necessary anymore?

January 30, 2011. Mortgage loans follow the requirements in 1026.18(s) while other closed-end loan are subject to 1026.18(g)which is the payment schedule described on your audit form.
