A regulatory examination found errors in our 2010 and 2011 filings and we must now correct and re-file. While correcting some of the 2010 items we are getting an error message stating "Rate table does not support lock-in date" when we use the Rate Spread Calculator and we cannot figure out how to resolve this. Any help would be appreciated.

The page with the FFIEC calculator has links to the actual "Average Prime Offer Rate" tables (above the calculator, there's one for fixed and one for adjustable). It's certainly more tedious, but it will get the job done.

If I understand you correctly, I need to use the web-based calculator instead of the one imbedded in the HMDA software and then enter the result into the LAR; correct?

Sorry, I thought you were talking about the web-based calculator, not a calculator in the HMDA reporting software itself. Yes, you could use the web-based calculator on the FFIEC website. If that doesn't work, you can use the APOR rate tables to calculate the rate spread (they're linked on the same page as the web based calculator).
