Situation - closed residential const/perm loan in Dec 2011; notice of commencement was filed 4/6/12.

Should a determination have been pulled prior to closing?
And, if in a flood zone, is insurance required as of 4/6/12?

FHD prior to closing, insurance no later than the beginning of construction if you choose to go that route.
