In the "Amount given to me directly:" section, under the Itemization of Amount Financed, we do not always know how we will be crediting the customer at the time the loan documents are prepared. For example, we may state that we will be issuing a cashier's check, but then it is later decided to instead credit the customer's deposit account.

My question is this: How important is it that we have this accurate on the Itemization (the amount given does not change in this example)? Do we need to redo the loan document if there is a change like this made?

What if the borrower brings in $1000 down pymt and we give them the loan for $27,000 so we cut the cashier check for $28,000.
Our system isn't smart enough to only complete the itemization of amount financed with the $27,000. It fills in the amount of the cashier check which is $28,000.

Is this something we would get written up for?

You need to visit with your software provider. Most allow for a cash provided by borrower in the itemization to make it balance.

Stranger things have happened, but this is the sort of violation I'm happy to argue with examiners. The requirement is so insignificant that you can allow borrowers to skip this disclosure and, in RESPA-covered transactions, substitute a GFE which barely resembles the itemization described in Section 1026.18(c).
