If an officer gives a commitment letter to the applicant (11/30/2012) and then withdraws the commitment letter (12/202012), does that void the officer’s approval? The customer withdrew when the officer withdrew his commitment, they both did this essentially the same day due to termite damage. But, is this no longer an approved loan since the officer’s letter of withdrawal is in file?

The commitment letter will typically have conditions attached to it, which, in your case, sounds like included a satisfactory termite inspection. Since the applicant did not meet one of the conditions, the application is denied. Also, once you make a credit decision, which you did when you provided the commitment letter, the applicant can no longer withdraw either.

Make sure you send out an AAN for this one. Also, maybe it's just your wording, but make sure that your loan officers know that only applicants can withdraw applications; the bank cannot.

A clear termite inspection is a customary closing condition therefore this would actually be an approved but not an accepted.

Thanks to both of you! We were leaning towards the Approval because it was approved but had all the other conditions in it, we could not decide.
