When advertising for HELOC's do we have to include "property insurance required" if the only triggering term we use is the APR? Or must we advertise some other triggering term to include that statement and others similar to it?

Our regulator told us that if property insurance is truly a condition of the loan or line of credit, this should be disclosed in advertising. We certainly wouldn't do the loan without property insurance, so we always include this. Regardless of whether or not you have a triggering term that would require the statement, I prefer to fully disclose to a potential borrower any requirements for obtaining the loan. And since this is an accepted industry practice, it isn't as if you will lose customers by this requirement.

We indicate that "Adequate property insurance (which may include flood insurance) is required."

As cwilliams says, it does not scare off prospective customers.
