If I am aware that there has been a map change, but the vendor has not notified me that the property was impacted by the change (i.e. the map change did not change the current zone the property is in), do I need to obtain a new flood determination at renewal, simply because there was a map change?

Yes, you will need a new determination. FWIW - it doesn't matter if the property is within an SFHA. What matters is the map has changed.

I'm confused on all of this. If I receive a letter from my provider on September 1 stating that a property is now in a FHZ due to new mapping, when do I have to send a 45-day letter to my customer?

Within a reasonable time, as there is no timeframe specified by the regulators or regulations. It should probably not be more than a couple of business days however.

According to NBC news this morning. Congress is looking at having the entire system (maps included) revamped due to indications that the maps and system are extremely flawed.
