Does anyone have a TPO that they send VA/FHA loans to?

We receive the application via our website, but we don't underwrite these types of loans in house- so they are sent to our TPO who makes the credit decision.

Since we do not make the credit decision, it is my understanding that we don't report this on our HMDA report. But, we do technically receive the application since it passes through our website.

Would this be HMDA reportable?

If you don't make the credit decision, you don't report. If, however, the application is incomplete, withdrawn, or denied prior to submission to the Investor, you need to report it.
