It is my understanding that the "mini inspections" that occur during the construction phase need to be included on the GFE under Block 3 as they are paid to a third party. BUT, since it is paid to the appraiser, can it be included in the total appraisal fee? Or does it need to be separated out?

If you are collecting them at closing, they need to be broken out as they are a separate settlement service. If you are not collecting them at closing, they don't belong on the GFE.

The mini inspections are different from the final inspection. Does they have to be listed separately or can they all be lumped together? If we collect at closing that is.

We normally try to establish the number of inspections and the cost per inspection. We show the inspector's name, the number of insps X cost = total and put total in Block 3 of HUD.
