We are scrubbing our HMDA LAR. What source document do you use to verify property type (1-4 family, manuf home, multi-family) on an adverse file? It's easy on an originated loan, but adverse files are completed at various stages, usually before title or an appraisal is obtained. Because the 1003 does not have an area to gather this information, it's difficult to confirm if that's all we have in the file.

You could try using Google Earth and type in the address and see what you get.

I do something similar to PR's suggestion. If it is within our county I can go to the website and view a picture of the property - and print it out to keep with our documentation. If there are no pictures or it's outside the county I generally google the address and try to find a picture of the property that way (Zillow, etc.). These methods usually work here.

I forgot about Zillow. You can type in an address and, for the most part, Zillow will give you a description of the property.

I usually get on the parish/county assessor's website and look up by address. The report tells me if it is 1-4 family, manufactured home, etc. I print it out and put it in file.

I have had the county be wrong on this before. Just a warning.
