Can anyone tell me where I can find info on mortgages? On a CREM and a 180 day CREM- you have to do an addendum every 5 years, mortgage is life of loan. I cannot find anywhere where it says you have to renew every five years. I'm also looking for what happens if you don't renew. Does the mortgage expire or is the old money good but money going forward is not good??? And what happens if loan is not renewed? Is there a window of time to do the addendum? 30, 60 days after date of loan??
I called the Court House and they could not tell me anything. Hopefully someone can.

Your questions are very bank, documentation and state specific. I assume a CREM is commercial real estate mortgage? We do not know what your note or mortgage say.

If your bank does not have the answers to these questions already, someone in the bank needs to sit down with experienced counsel and determine what is required.

I'm not even sure what a "CREM" is unless might be referring to a consumer real estate mortgage. The questions you are asking appear to be state specific. You might try the question in your state forum.

Any time you modify the wording of a contract document (a promissory note, for example) you create a risk that some or all of that contract cannot be enforced in a court of law. No bank wants that kind of exposure, so the legal cost is money well spent.

CREM = Collateralized Real Estate Mortgage, I believe.

Right. It is a Collateral Real Estate Mortgage and evidentially not too many deal with CREMs
And I thought by posting here I was asking

Even people who are attorneys are not here giving legal advice to banks. You need to sit down with legal counsel and go through your documents in order to get a good idea of what is going on.

Yes, keep in mind different states have different acronyms and some that don't even exist at all (in other states).

What you are asking is purely legal and state specific.
