We have a mortgage product with a 1% origination fee (standard fee - not to buy down rate). We want to offer a product for borrower's with limited funds for closing costs a .25% higher rate with no origination fee. For the GFE, do we just not disclose an origination fee on this loan or do we have to show the typical origination fee and then disclose lender's credits?

There is no origination fee so there is nothing to disclose.
