I was just shown a tool supplied by a title company that would calculate the cost of title insurance specific to that company. Why is this making me leary? Would there be any RESPA section 8 violation here? It is free to use and I am assuming its available to everyone. Its a pretty slick tool. Is anyone else being supplied these things by title companies?

There is no issue here. It's just a way to disclose their fees. Most title companies now have a rate calculator available on their website.
