Typically, we only advertise in our local paper by our bank name and hours etc. Never Rates, Dollar Amounts, or Terms. We are wanting to attract mortgage loans by offering reduced closing cost and fees over the next six months. Since we don’t typically advertise like this, I wanted to ensure we were avoiding any “Trigger Terms”. If we advertise as stated above, are we ok? Thanks!

Closed End Advertising triggering term rules are in 1026.24(d). The regulation and its commentary should give you the answer you need.
