We are determining how to best work with settlement agents in the TRID era and are considering moving toward listing settlement agents on our "Settlement Service Provider" or "Written List of Providers" as services you cannot shop for. While researching this approach I came across this Wolters-Kluwer Q&A: Finally, note that not allowing a consumer to shop for an attorney is illegal in some states and you will want to be sure and consult with your legal counsel as to the law in your state.

We're comfortable with the tolerances this approach will impose, but does anyone know TN law on this?

I'm also looking into SC, NC, and VA law.

I don't believe that is a problem in Tennessee. A good resource would be the Tennessee Bankers Association or of course, ask your bank counsel.
