If we have a loan that is only available from one investor and the investor stips the loan due to being out of the TRID timing requirements, how would we decline the loan? Could we use "Other" based on the fact we don't/can't service this unique loan product?

Did you already sign docs/funded and the investor wont accept?

No, we weren't quite to that point yet. We had a rate lock occur with the rate increasing and didn't re disclose within the TRID timeframe. The investor flat out said they would not accept it.

What are going to use for your denial reason on the other line? Bank incompetency?

Hopefully the applicant doesn't have a good attorney. If you do go ahead and deny the loan I would strongly recommend that any and all fees the applicant has paid to date be promptly refunded.
