If we closed loan and 32 days later the final abstract bill is 200.00 cheaper than what was disclosed on the LE and CD (which was the same amount). We do not allow customers to shop. How do I fix? Compliance One user.

Leave everything as is. Do I have create 200.00 fee and then excess in section J?

Not sure what I did but my post is gone. You leave all the disclosed charges disclosed as they were on the original CD. You show a credit for the $200 in Section J and when you issue a check to the borrower that will balance the CD.

Another alternative would be to show the $200 in the paid by other column under Section B or C, whichever section the charge was disclosed under.

Why would you not show the abstract fee as $200 lower, as that was the actual charge which will increase the cash to borrower by $200 and you cut them a check. There is no lender credit here or an amount that was paid by others - the actual charge was lower and should be reflected as such and as paid to that service provider. Otherwise you are indicating that you actually paid that service provider $200 more than you actually did.

Ok. I tried to show $200.00 lower but that will lower my loan amount. So I thought I was doing something wrong. Will not show a difference in cashtoclose. Do I need change something else?

Why will it lower your loan amount. Is this a loan that prohibits cash back to the borrower? Is there an investor involved?

No investor involved. My fees are added to what the borrower wants to borrow. 20000.00 plus fees. You think it would work out maybe it something we are doing wrong.

You can't change the loan amount. That is what your note says they borrowed. The fact becomes they borrowed $200 more than the $200,000 plus loan fees. Your cash to close should then show $200 to the borrower.
