I am auditing Loan Estimates and I ran across a fee which I am unsure is listed correctly. The fee description is Settlement/Closing Fee. This is being listed in Section B - Services You Cannot Shop For. Mortgage is telling me this fee is separate from the title work but is charged by the title company. My question is should the description have "Title" listed before the fee description?

37(f)(2) Services you cannot shop for.

3. Title insurance services. The services required to be labeled beginning with “Title –” pursuant to § 1026.37(f)(2) or (3) are those required for the issuance of title insurance policies to the creditor in connection with the consummation of the transaction or for conducting the closing.
