I'm new at reviewing flood compliance. Has anyone seen a flood determination that says COMMUNITY NOT MAPPED? It says flood insurance is not available but also describes the flood zone as NONE and can't tell whether it might or might not be in a flood area or not.

Do you treat this as a loan not in a flood zone?

It means that the area has no Flood Insurance Rate Map and NFIP flood insurance would then not be available.

So, unlike a property in a mapped area, in a flood zone, but not in a participating community, how much would people worry about the safety and soundness issue of possibly being in a flood area?

It's not mapped, there is no community participation, and you are left with speculation. Move onto bigger fish.

Just curious - what community? Unmapped areas are pretty unusual, unless you are talking about a real rural area.

That surprised me too. It is for 2 properties in Gaylord Michigan which is not the big city but a nice town in the middle of the state.

If you're concerned about information you're getting from a vendor, you can also check for yourself with FEMA's Flood Map Service Center.

Thanks. I'm not concerned about the vendor. I am just new to the flood process and wasn't familiar with the terminology.

I think GuitarDude is telling you that vendors screw up all the time. It would be worth your effort to double check that the determination is correct, especially if this is not an extremely rural property.

I just checked the property myself and was amazed at the large portion of lower peninsula Michigan that has not been mapped. My metro Detroit bank recently merged with an outstate bank so I am just getting familiar with the new footprint.

Hopefully they will send me up north to do training in the summer where there are terrific Great Lakes beaches! smile

Wow - no kidding - large unmapped areas. If you get up to Gaylord - stop and see the Hartwick Pines State Park. Wonderful logging museum there and some of the last old growth pines left in Michigan. Spent several nice weekends there as a kid. Since the trees are fifty years older now - they are probably even bigger than I remember smile

Been there. I have camped and canoed all over the state. It is a beautiful state.
