You have to know what the loan purpose is. If it's a consumer purpose, it will be subject to Reg Z, the TRID rules will apply, and you will issue a loan estimate and closing disclosure. Acreage does not matter. Collateral and purpose do.

Only loans covered by Reg Z are subject to TRID, the business purpose for your transaction would make it exempt

Different loan. Customer refinances land. Customer runs cattle on it and an individual. Does trid apply?

Take a look at 1026.3 to determine if it is an exempt transaction. If an extension of credit is primarily for agricultural purposes, then Reg Z and TRID will not apply.

How was the first loan classified? That's where I would start.

Then are they getting money back and if so, what's the purpose of the money?

It's just not that cut and dried. Being an individual is meaningless. The fact cattle are on the land is also meaningless.

It's all about the purpose of proceeds.
