Hi all,

45 day letter sent out due to wrong flood zone which will expire on 4/3. Another 45 day letter sent out on Friday, 3/24 due to incorrect insurance amount which will expire on 5/8.

What date do I use as the expiration date of the 45 day letter for force placed insurance?

Don't ask me about the 2 letters, its a long story that I am now fixing process around.

When you sent the first letter (expires 4/3) it should have explained they need "adequate insurance". You only need to give them one notice with a 45 day maximum time. Therefore, 4/3rd is the expiration date.

Thanks David, the first letter was sent out due to incorrect zone on the insurance policy only. Does that change your answer?

No. Hopefully, you only told them they need "adequate insurance". Zone and dollar amount are both needed to be adequate. If you told them they needed only to correct the zone, that could be an issue - from their perspective. The force placement rules don't really address this.
