Have a file that started as a TBD address. Original loan amount on the 1003 was $100,000.

Two weeks later property address was obtained, and 1003 was updated to a loan amount of $125,000.

A few days later the file was withdrawn (borrower decided not to purchase property).

What loan amount should I report on our LAR?

The way we treat similar withdrawn files @ my FI is to go with the information found on the sales contract.

Assuming the loan was originated without a contract/subject property (hence the TBD), include the sales contract in file and document the date it was rec'd.

If for some reason the loan amount doesn't coincide with the info on the contract, I'd reach out to the loan officer.

The sales contract is a verification document and shouldn't be used to determine whether you have an application or not. Plus, even if you have a sales contract, it doesn't determine the loan amount. They could be borrowing 20%, 50% or 100% of the purchase amount.

They identified a property and completed the loan request with $125,000. Why wouldn't you use that amount? It would be very hard to argue that's not what they requested.

Thank you. I had thought we would use the $125,000 because that is the amount on the completed application. For some reason I kept wanting to go back to the $100,000, though, because that was on the first "app" we received.
