We have an issue. This is a lot loan. The seller lives in Qatar. He has requested the closing documents be sent to the US Embassy in Qatar for him to sign and return to the closing attorney's office. What on Earth should be the date on the Seller's CD and the Borrower's CD? If the borrowers, execute it after can the Seller's CD and the Borrower's Cd have different dates? or should be go with the latest date? We just aren't sure how long it'll take to get the documents back and forth.

US Citizen or US Resident Alien in Qatar? There is no requirement that the seller and borrower sign documents on the same day nor the CD's to be dated the same day for the buyer and seller. Signatures are a legal issue.

Have you considered electronic signatures or a POA? Sometimes Sellers don't know there are options beyond wet signatures.

US Citizen. The closing attorney has talked to him about a POA and he doesn't want to go that route. The Transfer of Title needs to be notarized so an electronic signature wont work.
