We have a customer who bought a vacation house and I'm wondering if it is HMDA reportable. The loan officer states no since it is their second house, but I'm not so sure he is right.

If the loan is to purchase a dwelling and secured by a dwelling, it is HMDA reportable (unless somehow exempted as temporary financing, such as a bridge loan).

Yes it is reportable. The occupancy would be "Not owner-occupied" (2nd homes and rentals)

If this loan officer is exempting loans due to them being secured by second homes and vacation homes I would advise auditing their portfolio to make sure they are not exempting loans secured by rental properties.
