Will property type (1-4, manufactured, multifamily) no longer be a LAR entry? It appears maybe they plan to get that information in other ways. . . we say whether it is manufactured, we list total units . . . I'm just not seeing it today.

Is there any place now that we report a property as multifamily? Total units doesn't do it because a 5 in that field could be 5 individual homes on separate properties.

Code 3 under the Property Type section.

I researched and found this thread.

Property type under new HMDA rules

Answered by:

Kathleen Blanchard

Question:

Is it true that property type will no longer be reported under the new 2018 HMDA rules?

Answer:

That is correct. You will no longer report if a property is 1-4 family, multi-family or manufactured home. Instead, property type has been replaced with 5 new fields.

I probably shouldn't assume, but I'm thinking Dan read 'now' in a literal sense.

Having said that, it leads me to a question that I haven't found the answer to yet...

If you have a multi-family dwelling, and you answer the affordable units question with a zero [is this allowed] if there are none, or the number, if there are some, is this the driving factor of determining that a property actually is Multi?

Goes back to looking for the answer.

yep, that is the driving factor.

you will have NA if it's NOT multi-family property and you will have 0 - whatever for the affordable unit piece if it is.

We are having the same discussion, if we answer five or greater for data field number 91, Total Units, and have zero multifamily affordable units...Do we answer "zero" or "NA"?

And, what if the single owner of a condo located within a multifamily complex doesn't know if any of the units are subject to affordable housing?

If you have an interest in only a single family condo, then i'm thinking you would put "NA" for the affordable units field.

And if secured by a multi-family that has no affordable units, you'd put "0" IMO.

You assumed correctly because that is how the question was asked.

Is there any place now that we report a property as multifamily?

We now report multi-family dwellings as a Code 3 under Property Type.

I thought so, but since it was in the 2018 thread, I read it in a different context.
