Well, last night and this morning I'm getting "Sorry, an error has occured. Please try again later. If the problem persists, contact HMDA Help." I guess that is better than it sitting in limbo. And yes, they spelled occurred wrong.

I also noticed the Check Digit Tool they released yesterday has display issues. The “Generate a check digit” option states “A valid LEI and Loan/Application ID has a minimum of 20 characters”. LEIs are 20 characters long, and the loan ID would be a minimum of 1 character, so I would think the minimum is 21 characters. The “Validate a ULI” option appears to get this right by saying the ULI must be at least 23 characters. So the two options currently contradict each other. Not a big deal for most companies, but still wrong.

It is not very comforting that they are having these issues with what seem to be very simple tools that are being released at the 11th hour. These are websites that could probably be built by a fairly inexperienced coder in a few weeks. It doesn't bode well for the much more complex tools/platforms they are planning to release throughout 2018. I really feel they should have had everything relatively finalized and released (including the 2018 platform with edits) before we were required to collect the new data.

I tried it and it gave me a spread but I didn't see where you can mark the loan is for a first lien or a junior lien like the old one. Did I miss it?

This is not used for HPML purposes. Under the new HMDA you report whatever spread that comes up - positive or even a negative spread.

Randy's right. This is a tool to report the rate spread between the APR and the APOR (positive, negative or 0) for all consumer loans and Approved Not Accepted on your HMDA LAR.

I agree with your comments. Sad.

I just tried it, and it returned a rate spread to 18 digits after the decimal place.

Has anyone opened up the new fixed or adjustable APOR Tables on the FFIEC site? They used to be available as an Excel spreadsheet, now they are produced in some garbage format that you can't even read.

You are going to have to save it in plain text format and import into Excel. Definitely not very user friendly.

They are still here - but don't know if they will update after 01/01/18.

Has anyone tried the calculator this morning?

A couple times I tried to run some numbers and it just spun. Then I got an error message and now I am getting a return of NA when the numbers I am running should be giving me a rate spread of 1.123.

Anybody having problems with APOR tables this morning? I'm reading something from my vendor (and our LOS won't calculate rate spreads today) basically saying that the FFIEC somehow screwed up the APOR tables.

It is not the FFIEC, it is the CFPB and it is your vendor's fault if they didn't realize they changed the format of the tables that the CFPB is making available.

My vendor provided a few new spreadsheets to replace the old spreadsheets for calculations. Just save them in place of last week's table. I double checked the rates against the apor table provided on the cfpb's website.

I don't understand why they couldn't just keep using the old APOR tables and add the new indexes. I can't work with the new table. I tried to save it as plain text document and open with Excel but still can't figure out how to get the indexes to appear in a columnar fashion like the current table, they have all 50 indexes for each week in a single cell. Gave up and just counted 15 over to get the 15-year index, 30 for the 30-year, etc. Plus the new table only includes 1 year of historical indexes.

Has anyone else tested the new APOR rates provided by the CFPB with the new calculator? It appears either the rate table is wrong or the calculator is. What the !!!???

We were given 4 sets of files to choose from in consultation with your compliance officer - are you kidding! What have others done?

Not sure what you are referring too. You would have to give us a specific example.

I'm still digesting the vendor's way-too-long explanation about all of this.

The file is delimited with "|" you have to import it as a delimited file and it will work. As far as one year, do you have loans with a final disposition in 2018 that you would locked the rate in prior to 01/01/17??
