We have a flood cert that indicates a zone "X*." Then below in the comments section it explains that the * means "The property IS PARTIALLY WITHIN a Special Flood Hazard Area. The existing STRUCTURE, however, is not affected and is not on the floodplain." The flood cert did not provide the flood notice (presumably because the flood zone on the certificate is X). My document provider also did not provide the flood notice (probably because of the zone X). Is there a legal requirement for me to notify the customer that their property is in a flood zone, if the certificate notes zone X? And if so, what do I notify them with? The standard form would not be consistent with reality because we are not requiring flood insurance.

If the structure is not in a SFHA, you have no notification requirements.
