I had taken an application for a Home Equity Line of Credit January 2017. Parents were to be on the note and son was pledging his property by signing a mortgage. Mid-summer they withdrew their application. Should this loan request have been HMDA & LAR reportable? I never received any type of signed documentation from the son. In my mind this would not have been HMDA reportable??

Did you report HELOCs on your 2017 LAR? Not sure what documentation you were waiting on from the son, but the majority of items don't require a signature per the regulations.

All applications for HMDA applicable loans should be reported. How they are reported (denied, withdrawn, closed for incompleteness) can vary. Like Skittles asked, IF you reported LOC's in 2017, then this application should be reported too.
