When I got married (in the midst of the mortgage crisis), we could not sell my house. So, we held onto it and rented it - at about half what the mortgage payment was - for many years. We have been working our patooties off for the last 2 months to fix it up - renters were not so kind (and our renters were family...geesh!).

Well, today it should be hitting the market. Sign is already in the yard. If it sells for listing price, we will pretty much break even with what we put into it to sell. Fingers crossed! Will accept any prayers, well-wishes, good vibes, positive energy..... :-)

Got up from the closing table last Thursday morning. I basically broke even on a house purchased at exactly the wrong time to which I had made a number of improvements. It was sweet!

We accepted an offer yesterday. Full price offer (but also paying 4% closing costs). Now, to cross fingers for inspection, appraisal, etc...

And Ken, if this goes through I will be selling the home for about 15% less than what I paid for it in 2003... AND I have spent roughly $10k on it in the last year getting it ready, plus lots of time and sweat equity.

So, continued good thoughts, prayers, etc... for good reports and expedited closing and all that good stuff. Thanks all!

Thanks for reaching out Skittles! We signed the Inspection Addendum last Tuesday (and agreed/had fixed about half the items... only minor things and the remaining were more cosmetic and also minor). That got the ball rolling for the appraisal, which happened last Friday. I have not heard on that yet... and it is a VA loan, so if it comes back less than sale price then we have to deal with that.

Last I heard from my realtor, the buyer's lender is still shooting to close before October comes around... so I hope he's getting those disclosures out in time :-)

I make my next mortgage payment on Monday, unless I get a close date for before the 1st! So, I'm sitting on pins and needles here!

Not yet! If you could picture me as a little girl sitting in the window, with my hands on the window sill and my chin on my hands.... watching for my grandparents to arrive.... it's that kind of feeling.

I've been told by my realtor 3 times in the last week that the lender says they expect the clear to close in the next day or two. But nothing official yet.
