Oh wait...i think i have that backwards.....that's for total loan costs, not points and fees.

Aren't the V-edits that QS is producing coming from the FIG? As i said, if you try to enter a loan with numbers in both Loan Costs and Points and Fees, it produces V-edits.

From page 79 of the FIG

Paragraph 4(a)(17)(ii)—Total Points and Fees.
Enter, in dollars, the total points and fees charged in connection with the covered loan. If the amount is zero, enter 0.
Example: If the total points and fees are $2,399.04, enter 2399.04.
b. Enter “NA” if the requirement to report total points and fees does not apply to the covered loan or application that your institution is reporting.

V673 page 121

1) Total Points and Fees must be a number greater than or equal to 0 or NA, and cannot be left blank.

5) If Total Loan Costs is a number greater than or equal to 0, then Total Points and Fees must be NA.


This is another instance where the validity errors contradicts the regulation.

Paragraph 4(a)(17)(ii) states NA is applicable if the loan is not subject to 1026.43(c). Well the loan is subject to 1026.43(c).

Except i've noticed that year 1 of my 4 year HMDA cycle always seems to get lost in the shuffle--IOW, 2017 exam examined 2017 YTD, 2016, and 2015...but no 2014. 2013 exam (obviously) also didn't include 2014.

Wait, mines' a 3 year, but this year data was limited to 2017 and since no errors were found they didn't expand it. I can't really say how many years I may have to pull from for the FL portion of it.

I've been through 3 exams now, (again, we're on a 4 year schedule), and there's always been one "lost year" for HMDA (not complaining).

Just a FYI for those with Quest Soft - Compliance Relief. They released an update for the software last night. After installing it this morning, the error messages are no longer showing.
