We have a condominium unit in Florida that is part of a very large resort. The resort carries two flood policies one being NFIP. Our policy on file with the mortgagee clause is expiring on April 1st, and we are considering whether or not to force place the policy. The condo association says that the NFIP coverage doesn't expire until August 1. Our owner does not carry his own policy. Would a force placed recommended in this situation?

Not really sure what your issue is. In a nutshell, if the COA is carrying a proper RCBAP insuring to the RCV or max allowed, you shouldn't need more unless your policy is for the borrower to additionally keep a 'walls in' individual policy.

These are two separate issues though.

Also, you won't have a mortgage clause on an RCBAP...the COA is the beneficiary on a Condo...you may be listed as an 'interested party' or similar.
